Why it exists

Eight tabs, one auction

The same Montgomery County sale is published three times in a newspaper and posted by the auctioneer, the trustee firm, and two aggregators. Reconciling that by hand, weekly, is not research — it's clerical work.

The deposit belongs at the top

Every existing tool leads with an estimated value. Nobody leads with the certified check you have to be holding at 11 a.m. That ordering is backwards for anyone who actually bids.

Postponements are the normal case

Sales get moved or pulled on the steps with no published notice. A list that only adds entries is wrong within a month. Here, a postponed sale keeps its history.

Public records, read properly

Maryland publishes assessments, sale history and tax status openly. Joined to the auction calendar, that's most of an underwriting picture — before anyone pays for a data subscription.

Who's behind it

BeltwayBids is built by an active Maryland investor who bids at Montgomery County trustee sales — not by a data vendor or a listing service. It started as a spreadsheet for keeping track of one buyer's own sale calendar, which turned out to be the hard part of the job.

Coverage starts with Montgomery County and expands across Maryland, DC and Northern Virginia from there.
